We turn traditional construction processes on their head by starting with three simple questions:

  • How much do they have to spend?

We structure the project by forming an alliance of designers, constructors, clients and specialist suppliers up front to design and deliver a 'Best for Project' solution around shared risk, ownership and aligned incentives so everyone is focused on delivering the agreed outcomes.

The Collaborative Ecosystem

IPInitiatives orchestrates a unified ecosystem where every stakeholder shares responsibility for design, cost and delivery. This, together with the specialised insurance attached to the whole alliance, means that professional indemnity insurance (PII) becomes redundant and innovation is rife; with shared models and digital twin at the fore, improving design interfaces as the specialists input too. The team focuses on a 'Best for Project' solution liberated by no blame/no claim provisions in the associated IPI alliance contract.

Health Innovation Dudley (HID) COMPLETED FEBRUARY 2026

Ticks all the boxes of the Playbook, the Building Safety Act (BSA) and client's ESG intent. Ensuring that the integrated up front collaboration builds in shared federated models, digital design and soft landings (including lifecyle costing). Restricting change to near zero, as issues are addressed up front with designers, constructors and specialists in the room  allowing buildability and cost to form a key part of the ultimate solution.  One version of the Truth!

Empowering planners, architects and engineers to get design information early,  using the cost plan as a design tool with informed aspects of buildability. IBA insures outputs not inputs meaning that PII is negated and innovation is enabled to the highest degree, while linking rewards to successful, high-quality project completion.

Gaining financial consistency and operational clarity through total inclusion. No retentions; No bonds; Forecast payments through a trust account (PBA) . Opportunity to make a gain on your element of works. As one of our regular suppliers often says ... "There really is no catch!".

A total diversion from the norms of the 'design & dump' mentality - risk is shared with all alliance members including the client. No race to the bottom. Your maximum liability is known up front. Your knowledge of the construction process and programme is considered as part of the design not after it.

SInce 2016 our process and contract have been 'tweaked' after each trial project to improve what we do. This is because what people experience, 'warts and all', is important - the alliance decide what needs to improve and soaks up what went well. Each project is an improvement on the next. 

 

People who have worked on an IPI project nearly always want to do another one - key drivers for that; less stress, better mental health, and great quality outcomes delivered on time and mostly in gainshare i.e. under budget!  See some comments scrolling in the page header.
